19.06.010. Uses permitted by right and conditional uses
(1) In any zoning district, no land or structure shall be used, and no building shall hereafter be erected or structurally altered, unless it is:
(a) One of the uses listed as permitted by right in that zoning district in Table 6-1, or one (1) or more of the uses listed as permitted in that zoning district in Table 6-2; or
(b) One or more of the conditional uses listed for that zoning district in Tables 6-1 & 6-2, provided that a conditional use permit has been issued, according to the procedures specified in Chapter 19.14 of the Layton Municipal Code.
(2) In the situation where a use is not specifically included in Tables 6-1 & 6-2, such a use shall be subject to the regulations of the use (whether permitted by right or a conditional use) to which it is most related or similar, as determined by the Community and Economic Development Director. The Community and Economic Development Director may determine that such a use is either permitted by right, permitted as a conditional use, or not permitted in a particular zoning district. A written record of all such determinations shall be made and kept for consultation in future cases and for consideration as amendments to the Table of Land Use Regulations (Tables 6-1
& Tables 6-2
(3) Uses by right or conditional uses are principal uses subject to all Chapters of this Title which have an effect on all or specific zoning district regulations.
